Show Units on Display at the Kassia Showflat
Five layouts are built as show units and can also be walked in 360° on our Kassia virtual tour before you come down:
- 1 Bedroom (With Study) (Type (1+1)a, 549 sqft): one bedroom, one bathroom, with the Study as an open recess off the living area; induction hob, built-in convection oven and a combined washer cum dryer.
- 2 Bedroom (Type (2)b, 657 sqft): two bedrooms and two bathrooms, with a bedroom on either side of a central living area; induction hob, 2,600mm cabinet run, porcelain tiling to the kitchen floor, backsplash and general walls.
- 2 Bedroom (With Study) (Type (2+1)a, 753 sqft): two bedrooms and two bathrooms with the bedrooms side by side, plus the Study recess; induction hob and combined washer cum dryer.
- 3 Bedroom (Type (3)b, 904 sqft): three bedrooms and two bathrooms; this is where the gas hob starts, on a 3,200 to 4,060mm cabinet run, with the laundry still a combined machine.
- 4 Bedroom (Type (4)a, 1,345 sqft): four bedrooms, three bathrooms plus a separate WC, a Yard and a Household Shelter; gas hob, a 3,890 to 5,400mm run with full-height cabinets, and a separate washer and separate dryer. This is the only one of the five show units built as a mirror unit, the layout found on stacks 12 and 30, so it reads flipped against the plan drawing; stacks 07 and 25 are built as drawn. The other four show units all follow their plans as drawn. Do ask us which handedness a shortlisted unit has.
Two bands are not built here: the 1 Bedroom, which is the largest band at Kassia by unit count, and the 3 Bedroom (With Yard). Both are genuinely different plans rather than size variations of what is on display, and we can lay their floor plans out alongside the built units.
What to Expect at the Kassia Showflat
Our sales representatives will take you through the Kassia project information and the location in detail, including what the Flora Drive enclave is actually like to live in day to day and how the two Cross Island Line stations under construction at Loyang and Pasir Ris East change that picture from 2030.
They will also help you compare unit types side by side. That matters more at Kassia than at most launches, because 19 unit types are packed into only 276 homes, running from a 474 sqft 1 Bedroom to a 1,345 sqft 4 Bedroom, and several of them exist in very small numbers. The price chart groups those types into seven bedroom categories, so one row can cover two genuinely different plans: the 2 Bedroom (With Study) category holds a 753 sqft plan that runs its bedrooms side by side, and a 775 sqft plan, four units in the whole development, that sets a bedroom on either side of the living area. We will lay the relevant Kassia floor plans out together, tell you which types are still open, and work through which layout suits how you actually live.
On the numbers, we can talk through an indicative loan quantum, the current Kassia price list, the Progressive Payment Scheme milestones that fall due before Temporary Occupation Permit, and the monthly maintenance band your shortlisted type sits in. We can also advise on stack and floor. All four blocks share the same nine-stack footprint, set out on the site plan as an outer row of five stacks along the site boundary and an inner row of four along the internal landscaped spine. The 50m Lap Pool sits between blocks 33 and 37 and the Leisure Pool between blocks 37 and 39, so how close a stack sits to water, to greenery and to the arrival sequence varies across the site. Because the showflat is not on site, this is the part of the decision a visit cannot settle on its own: bring a unit number or a shortlist and we will work through it with the stacking chart and the site plan in front of us.
There are also three things about Kassia that a rendering will not settle for you, and they are the strongest reasons to come in person:
- The Study is an open alcove, not a room. In all four Study-bearing layouts the plans draw the Study as an open recess off the living or dining area, with no door and no partition symbol at the opening. It carries the same 2,900mm ceiling height as the rest of the home, so it does not read as a cupboard, but whether it works as a home office is something you can only judge by standing in one.
- The kitchen is tiered, and the thresholds are not where most people expect. Induction hobs and a combined washer-dryer run through the 1 and 2 Bedroom types, a gas hob starts at the plain 3 Bedroom, and full-height cabinets with a separate washer and dryer arrive only at the 3 Bedroom (With Yard) and 4 Bedroom. Cabinet runs vary from 2,200mm to 5,400mm across the range, which is a difference you feel rather than read, and the step from a 2 Bedroom (With Study) to a 3 Bedroom (With Yard) is where most of it lands.
- Ceiling heights hold at 2,900mm in every habitable room, in every unit type. Kassia does not step ceiling heights up by tier, so the smallest 1 Bedroom carries the same height as the largest 4 Bedroom. Walking the actual room dimensions, the engineered timber bedroom flooring, the porcelain-tiled living areas and the smart home panel is the fastest way to see what that provision looks like in practice.
